How a job runs
Every job follows the same steps, whatever its size.
- A project walk, then a written estimate. We walk the project with you at your home. The estimate is itemized, with materials separated from selections and finishes and a link to each finish. Every estimate comes with a scope document, so the whole project is on paper before work starts.
- A fixed order of work. Demolition, framing, rough electrical and plumbing, waterproofing and floors, drywall, tile, trim and doors, cabinets, countertops, then the punch list and finish trim. Each step sets up the next one, and work done out of order gets undone.
- Photos before the walls close. We photograph blocking, pipes and waterproofing with a tape measure in the frame, so there is still a record of what is behind the drywall once it is up.
- A flood test on every shower. The waterproofing has to hold water before we cover it.
- One crew, answerable for the job. Our own team does most of the work, so work can be added mid-project with little delay.
The projects we take
Most of our work sits in that gap. These are projects that need real planning and a full crew, but they are smaller than what a large general contractor or a design-build firm is set up for.

- Custom carpentry and small projects
A larger renovation can be split into phases. Each phase is finished and usable on its own, so the work fits your budget and your schedule. That can mean the kitchen this year, the bathrooms next and the deck after that.
If you want help choosing finishes, we can bring in a designer we work with, though that part is optional.
What we will not do
We do not use cheap materials, and we do not hand over work that is not high grade. We would also rather tell you how a renovation really goes than tell you what sounds good.
